Many buyers focus on the home before they understand the financing, and then feel caught off guard later. Getting clear on your financial position early makes every step that follows more confident and more efficient.

Pre-approval tells you what a lender is willing to offer based on verified income, assets, and credit, and it signals to sellers that you're a serious buyer. Pre-qualification is an earlier-stage estimate based on information you provide. They're not the same thing, and the distinction matters when offers are being evaluated.

Your down payment is only one part of what buying a home requires financially. Earnest money, closing costs, prepaid expenses, and other transaction costs contribute to the total picture, and depending on the financing, seller concessions, lender credits, and negotiated terms, some of those costs may potentially be reduced or offset. Understanding the numbers doesn't have to be overwhelming.

Closing costs are the total fees involved in completing the transaction. Cash to close is the specific amount you bring to the table on closing day. These two numbers are connected, but they are not always the same.

Depending on the transaction, financing, seller concessions, lender credits, and other factors, a buyer's out-of-pocket amount may potentially be substantially lower than the total closing-cost figure. In some transactions it may be very little. This is not guaranteed for every buyer, but understanding your options is a better starting point than assuming the worst.

Evaluating a Property

A home's appeal online is different from what a buyer discovers in person, and what a buyer discovers in person is different from what an inspector finds in the walls, roof, and systems. Evaluating a property well means separating what you can see from what you need to learn.

Useful questions when touring a property: How does the layout actually work for how you live? What would this home require in the first year? How does the price compare to similar homes that have sold nearby? What's the neighborhood context And does it fit your longer-term goals?

Not every buyer needs the same home. Separating must-haves from nice-to-haves from things worth investigating is a practical starting point for evaluating any property clearly.

Making an Offer

An Offer Is More Than a Price

The purchase price gets attention, but the other terms in an offer can matter just as much, to sellers evaluating competing offers and to you as a buyer understanding what you are agreeing to.

Depending on the transaction, some terms may be negotiable: seller concessions that offset closing costs, inspection-related credits, closing date, contingencies, and other contract conditions. Understanding how these pieces interact can affect how much you bring to closing.

After Your Offer Is Accepted

The period between an accepted offer and closing involves several important stages, each with its own decisions and potential implications for the transaction.

The Inspection

A licensed inspector evaluates the property's condition: structure, systems, roof, plumbing, electrical, and more. The resulting report tells you what was found. What you do with that information, whether to request repairs, ask for a credit, accept the home as-is, or reconsider, is a decision made after reviewing the findings.

The Appraisal

Lenders require an appraisal to confirm the property's value supports the loan amount. An appraiser evaluates the property and comparable sales to reach a value conclusion. If the appraised value comes in below the purchase price, the difference, called an appraisal gap, may need to be addressed through renegotiation, additional buyer funds, or other arrangements depending on the contract terms.

Closing

Closing is the final step: loan finalized, documents signed, funds transferred, and the property recorded in your name. Before closing you'll receive a closing disclosure outlining the final numbers. A final walkthrough of the property typically happens just before you sign. Then: keys.
