Buying and selling simultaneously is one of the more complex real estate scenarios, but it's very common and very manageable with the right approach.

The core challenge

You typically need the equity from your current home to fund the purchase of the next one. If your sale closes before your purchase, you need temporary housing. If your purchase closes before your sale, you may carry two mortgages temporarily. The goal is coordination.

Common approaches:

Make your purchase contingent on your sale Some buyers include a "home sale contingency" in their offer, making the purchase conditional on their current home selling. Sellers may not love this because it adds uncertainty, but in slower markets it can work.

List your current home first Selling first gives you a clear picture of your proceeds and removes the contingency from your purchase offer. The tradeoff is that you might need short-term housing between the two closings.

Negotiate a rent-back or delayed closing When you accept an offer on your current home, you can sometimes negotiate to stay in the home for a period after closing (a "rent-back" arrangement) while you finish purchasing the next one.

Bridge financing Some lenders offer bridge loans that temporarily finance the gap between the two transactions, letting you use your current equity to close on the new home before your old home sells. Talk to a lender about whether this makes sense for your situation.
