What happens after I accept an offer on my house?

After accepting an offer, you're under contract. The buyer does their inspection and due diligence, the lender orders an appraisal, and all parties work toward a closing date, typically 30–45 days out.

Accepting an offer is exciting, but the work isn't over yet. Here's the seller's experience during the under-contract period:
The first few days
The buyer submits their earnest money to escrow. The listing comes off the active market (it may show as "Under Contract" on home search sites). The contract is formally executed.
The home inspection
The buyer will schedule a home inspection, typically within the first week or two. Plan to be out of the home during the inspection; how long it takes depends on the property's size, age, and condition. The inspector will examine the home and produce a report. Expect the buyer to request some repairs or credits based on the findings. This is normal and negotiable.
The appraisal
The buyer's lender orders an appraisal. An appraiser will visit the home for 30–60 minutes to assess its value. You don't need to be there, but the home should be accessible. If the appraisal comes in below your purchase price, you may be asked to renegotiate.
The buyer's loan process
While inspections and appraisals are happening, the buyer is also going through mortgage underwriting. This is mostly invisible to you as the seller, but occasionally the lender may ask for additional information about the property.
The final walkthrough
Within 24–48 hours before closing, the buyer does a final walkthrough. They're confirming the home is in the same condition as when they made the offer and that any agreed repairs are done.
Closing day
You sign the deed and closing documents (often separately from the buyer), and funds are transferred. At that point, the home is sold.
