A CMA (Comparative Market Analysis) is how a real estate agent determines what a home is worth in the current market. The agent pulls recent sales of similar homes (called "comps" or comparables), then analyzes the differences between those homes and yours to arrive at a reasonable value range.
It's not a formal appraisal and it's not an algorithm. It's a professional judgment call based on data, and the quality of a CMA depends heavily on the agent's local market knowledge.
CMAs are typically provided free of charge when you're working with an agent to price your home or evaluate a purchase.
Why It Matters
For sellers, the CMA is the foundation of your pricing strategy. Overprice, and you'll sit on the market. Underprice, and you leave money behind. A well-researched CMA helps you price at or near the market, where you'll attract serious buyers.
For buyers, understanding CMA methodology helps you evaluate whether a home is priced appropriately, so you can make a competitive offer without overpaying.
Example
A seller wants to list her home in Madison, Alabama. Her agent prepares a CMA using five comparable homes that sold in the past 90 days within a half-mile radius, with similar square footage and updates. After adjusting for differences like an extra bathroom or newer roof, the agent recommends a list price of $388,000 to $395,000. The CMA is the data behind that recommendation.
Common Misconception
"A Zestimate is as reliable as a CMA."
Automated valuation tools like Zillow's Zestimate use algorithms based on publicly available data. A CMA is prepared by a local professional with access to MLS data, on-the-ground market knowledge, and the ability to actually see and evaluate the property. For pricing decisions, a CMA from a knowledgeable local agent is more reliable than any automated estimate.
