There are two timeframes to understand: how long it takes to get an offer, and how long the transaction takes from accepted offer to closing.
Time to get an offer
In a competitive market with well-priced homes, well-priced listings often receive offers within the first 1–2 weeks, sometimes within days. In a slower market, or if a home is overpriced or has condition issues, it could take several weeks or longer.
Pricing is the biggest driver of time to offer. Correctly priced homes sell faster and for more money than homes that start high and chase the market down with price reductions.
Under-contract to closing
Once you accept an offer, the transaction typically takes 30–45 days to close. This time is used for inspection, appraisal, and the buyer's loan underwriting process. Cash buyers can sometimes close in 2–3 weeks.
Preparing to list
Before the clock even starts, there's preparation: decluttering and cleaning, addressing any repairs, professional photography, and getting the listing live on the MLS. This pre-listing work typically takes 1–3 weeks.
Total realistic timeline
From deciding to sell to getting keys to the buyer: plan for 60–90 days in most situations. It can be shorter (especially in hot markets with prepared sellers), and it can be longer if the home sits or complications arise.
